RIGHT OF ADMISSION
We reserve the exclusive right to deny entry or continued stay to any guest or visitor whose conduct, attitude, or behavior is deemed inappropriate, unsafe, disruptive, or inconsistent with our standards of hospitality and decorum.
This includes, but is not limited to, guests exhibiting signs of intoxication, disorderly behavior, harassment of staff or other guests, illegal activity, or deliberate damage to property. In such cases, management reserves the right to request immediate departure from the premises without refund or compensation or engaging law enforcement agencies, if need be.
Our foremost commitment is to maintain a serene, respectful, and secure environment for all who stay or visit Main Avenue Residence.
OCCUPANCY & GUEST CATEGORIES
To ensure comfort, safety, and operational order, Main Avenue Residence enforces a defined occupancy policy for all accommodations. Guests must declare the accurate number of occupants at the time of booking.
The following occupancy categories apply:
- Couple Groups: Maximum of 6 guests (pax)
- Friends Groups: Maximum of 6–8 guests (pax)
- Mid/Large-Size Families: Maximum of 10–12 guests (pax)
Exceeding the approved capacity without prior written authorization from management constitutes a violation of these Terms of Use. Such violations may result in additional charges, eviction, or cancellation of booking without refund. Our occupancy guidelines are designed not only for safety and compliance but also to maintain the serenity and comfort that define the Main Avenue experience.
CHECK-IN & CHECK-OUT POLICY
Our standard check-in time is 2:00 PM, while check-out is 12:00 PM on the day of departure.
Requests for early check-in or late check-out are subject to availability and may attract additional fees as determined by management.
Guests who fail to check out by the designated time without prior approval may incur a surcharge equivalent to one additional night's rate. This policy allows us to maintain operational order and ensure a smooth transition between guest stays.
USE OF PROPERTY & FACILITIES
All guests are expected to use the Residence's facilities responsibly and respectfully. This includes apartments, lounges, pools (if applicable), parking areas, gardens, and any shared amenities. Guests must refrain from causing noise, disturbance, or damage to the property or inconvenience to others. Loud music, parties, or gatherings are not permitted without prior written consent from management.
Any damage to furniture, fixtures, or property facilities will be assessed and charged to the responsible guest. Main Avenue Residence reserves the right to recover such costs by deducting from the security deposit or charging the guest's payment method on record. The Residence is a non-smoking property, except in designated smoking areas. Violation of this policy may attract a cleaning or restoration fee.
BOOKING, CANCELLATION & REFUND POLICY
Reservations are confirmed only upon receipt of payment or a valid guarantee. Cancellations or amendments are subject to the conditions provided at the time of booking. No-shows or cancellations within 24 hours of arrival will attract full payment charges. Refunds, when applicable, will be processed within 7–14 working days. Management reserves the right to decline or cancel reservations in cases of inaccurate information, suspected fraud, or force majeure circumstances.
CODE OF CONDUCT
All guests are required to uphold courtesy, respect, and mindfulness throughout their stay. Smoking is permitted only in designated outdoor areas. The possession or use of illicit drugs, firearms, or hazardous materials is strictly forbidden. Quiet hours must be observed from 10:00 PM to 7:00 AM. Pets are allowed only in approved units and with prior authorization. Management reserves the right to take appropriate action or terminate any stay to ensure guest safety and maintain a peaceful environment.

By completing any booking or check-in form, the guest acknowledges and agrees that Main Avenue Residence shall not be held liable for the loss, theft, or damage of any personal items or valuables brought onto the property, whether in apartments, common areas, or parking spaces. Guests are responsible for securing their belongings and are encouraged to use all safety measures provided by the facility. The guest further agrees to be personally liable for any costs, claims, or expenses arising from the loss of or damage to their own property, regardless of the circumstances under which such loss or damage occurs.
The guest also grants consent for Main Avenue Residence to collect and use their personal information strictly for internal communication and marketing purposes, including updates, offers, and promotional materials. Guest data will not be sold, shared, or disclosed to third parties, except as required by law.
